Who these terms are with

Luxe Haven Villas is operated by CV Hospitality Bali, a villa rental and management business in Bali, Indonesia. By using this site or making a booking through it, you agree to these terms.

Using the site

You must be at least 18 to make a booking. You are responsible for what happens under your account, so keep your password to yourself and tell us if you think someone else has it.

Please don't scrape the site, resell its content, or try to interfere with how it runs. We may suspend an account that does.

How a booking works

Choosing dates and pressing Reserve creates a booking request, not a confirmed stay. Pressing it locks the calendar on those dates for 24 hours, which is the window you have to send the payment due.

If we haven't confirmed that payment within those 24 hours, the lock is released and the dates go back on sale. Your stay is confirmed only when we send you a confirmation email — that email is your proof of booking, and it carries a reference number beginning "LHV-".

We may decline a request — a villa can be booked elsewhere, or taken off the site, between your request and our confirmation. If that happens we will tell you and refund anything you have already paid, in full.

Prices and currency

Prices are set in US dollars. Other currencies shown on the site are converted at an indicative rate for guidance only; the US dollar amount is the one that applies, and your bank's own rate and fees will decide what leaves your account.

The total shown at booking covers the nights you selected. Anything arranged separately during your stay — extra beds, transport, in-villa services — is charged separately by the villa unless we say otherwise in writing.

Rates can change until a booking is confirmed. Once confirmed, the total in your confirmation email is fixed.

What the price includes

The price shown is the total for the nights you booked. What comes with each villa — staff, housekeeping, utilities, pool and garden care — is listed on that villa's page, along with any local taxes and service charge already included.

Groceries and personal purchases are not included unless a villa says otherwise. Where villa staff shop on your behalf, you settle that with the villa directly. Tips are always at your discretion and never added automatically.

Some villas ask for a refundable security deposit on arrival, against damage or excessive cleaning. Where one applies it is stated on that villa's page before you book, is collected by the villa, and is returned after check-out less anything properly deducted.

Payment

Bookings are paid in two parts. A stay starting more than 75 days from now is confirmed with a deposit of 20% of the total, with the remaining 80% falling due 75 days before check-in. A stay starting within 75 days is paid in full at once — there isn't time for two transfers.

The exact amounts and the date your balance falls due are shown before you book and repeated in your booking email. We'll email you a reminder before the balance is due; if it isn't paid by then we may treat the booking as cancelled under the cancellation terms below.

Payment is by bank transfer, arranged directly with us. This site does not take card payments and never asks for card details — if a page or message claiming to be us asks you for card numbers, it is not from us.

Please quote your booking reference on the transfer so we can match it to your stay. Bank charges on the transfer are yours to cover; the amounts that must reach our account are the ones in your booking email.

Cancellations and changes

Cancellation terms are shown on each villa's page and again next to the Reserve button before you book, and they are repeated in your confirmation email.

Some villas set their own cancellation terms, which are shown on that villa's page and override the above. Whatever is shown to you at the moment you book is what applies to your booking.

To cancel or move a confirmed stay, write to us at [email protected] with your booking reference. A date change depends on the villa being free, and we'll always tell you the outcome before anything is charged. A booking still awaiting payment can be cancelled by you at any time from your bookings page, at no cost.

House rules and your stay

Each villa has its own rules — check-in and check-out times, maximum guests, smoking, pets, events, quiet hours — shown on that villa's page. They form part of your booking, and the villa may refuse or end a stay that breaks them.

Arriving earlier or leaving later than those times is usually possible if the villa is free either side of your stay, but it has to be agreed in advance and can't be guaranteed.

Only the guests on the booking may stay. If you want to bring more people, ask first: villas have occupancy limits, and exceeding them can invalidate the villa's own insurance. Day visitors are welcome within reason and remain your responsibility while they are there.

Villas are for holiday stays. Parties and events — a wedding, a shoot, anything bringing people beyond your booked party — need our written agreement first and may carry a surcharge, because they affect staffing, neighbours and the villa's own permits.

Villa staff and, where needed, the owner or a contractor may enter the property to clean, maintain it or deliver a service you asked for. They will keep to reasonable hours and, other than in an emergency, will not enter private rooms unannounced.

Indonesian law applies to your stay, and its penalties for drug offences are severe. Illegal activity of any kind, and anything dangerous on the property such as fireworks or weapons, ends a stay immediately and without refund.

Look after your own valuables and lock up when you go out — use the safe where the villa provides one. We can't accept responsibility for cash or belongings lost or taken from a villa.

You are responsible for damage caused during your stay beyond ordinary wear, and for cleaning costs well past what a normal stay leaves behind.

Reviews

Reviews written on this site come from guests who stayed. We also republish reviews from a villa's public Google listing, and those are labelled as such wherever they appear.

We may remove a review that is abusive, identifies someone without their consent, or is clearly not about a real stay. We do not remove a review for being critical.

What we are and aren't responsible for

We describe each villa as accurately as we can, using real photographs of that villa. Small differences will occur — planting grows, furniture is replaced, neighbouring building work starts without warning. If something material is wrong on arrival, tell us straight away so we can put it right; we can't act on a problem we first hear about after the stay.

We are not responsible for services you arrange yourself with third parties, such as flights, transport, tours or restaurants, even where we helped introduce them.

Neither party is responsible for failing to perform because of events beyond reasonable control — natural disaster, volcanic activity, epidemic, government restriction, or the loss of essential utilities. Where a stay becomes impossible for such a reason, we will offer a date change or a refund of what you have paid for the affected nights.

Where we are liable to you in connection with a booking, that liability is limited to the total you paid us for it.

Nothing in these terms limits liability that cannot be limited under Indonesian law, including for death or personal injury caused by negligence.

Changes to these terms

We may update these terms as the site changes. The terms that apply to your booking are the ones published when you made it. This version is dated 3 September 2026.

Governing law

These terms are governed by the laws of the Republic of Indonesia. We would much rather sort out a problem directly, so please write to us first — most things are resolved in an email or two. Disputes that can't be settled that way fall to the competent Indonesian courts.
